Open House, Anyone?

by Vega Pao 02/12/2019

Isn’t internet wonderful! Buyer or anyone can learn the local housing market worldwide by sitting in the comfort of their house. From my experience, physically visit a property is the best way to get a real sense of the home. Photos can be deceiving sometime. Listing agent usually hosts open house for the public on first few weeks, or until house goes under contract or sold. This is an excellent opportunity to check out a residence in-person, then buyer can determine if the home is the right fit or not.

Several things to prepare yourself before attending an open house, it may help you to sort out and make the most out of the trip:

  1. Your buying Budget

I cannot stress enough of getting your pre-approval process done as soon as possible, that way you know a targeted price range of homes to look for. Make sure the down payment and closing costs are covered within your budge too.

I work with experienced and reputable loan brokers, please reach out to me for contact info, I’m more than happy to refer them to you.

  1. Your Home Must-Haves

What are your must-have home features? School, size, garage, bathtub, etc? Please keep in mind that some factors of the home cannot be change, like the location, but good news is the condition of the home can be renovated to your own style and liking. How about an up and coming neighborhood?

  1. Plan your route

House hunting can be a time-consuming task, especially having young children in the car during hot weather. Be prepared, bring plenty of food/water/game along, and make it an adventure trip. It’s probably best starting from the furthest house and work your way back.

Do you know open house is a great opportunity to employ a real estate agent? You can observe how the agent interacts with other lookers and decide whether she or he will be a good fit for you or not. When I meet my clients at the open house, I give insights of the property and point out if there’s anything needed attention.

When you walk into a house and say ‘this is the one, it checks all the boxes’, then I will work with you diligently to put together a competitive offer to win. Once the offer is accepted, we will team up to complete the transaction and move you into your dream home.
